statutory and lease terms &e adhered to.

Representing
the client in court and giving evidence in court covering rent recovery and also
compliance with service charge arrangements and lease covenants.

Keeping
clients informed of changes in legal requirements.

Regular
checks on clients money held.
As a matter of good practice a written agreement is entered into
on being instructed. All matters are dealt with from our office at Admirals
House in the centre of the professional district of Southend-on-Sea.

LOCAL AGENTS LEAD THE WAY IN NEW RENTAL SCHEME
The National Approved Letting Scheme
(NALS) has recently been launched by the Empty Homes Agency, which will provide a high standard of service to both landlord and tenants. Wheeldon & Deacon Chartered Surveyors, a local surveyor is the first to join in this area.
It is expected that NALS will bring into use more than a quarter of a million homes which have been empty for a year or more in the UK.
Simon Deacon, a partner in Wheeldon & Deacon's Southend Office said he was a keen supporter of the objects of the scheme. Its codes of practice are forceful but user friendly. It is an entirely new initiative, which will change the market place.
NALS is a non profit making body and has been set up and has the backing of the Royal Institution of Chartered Surveyors
(RICS), the Association of Residential Letting Agents (ARLA), the National Association of Estate Agents
(NAEA) and the Incorporated Society of Valuers and Auctioneers (ISVA). There is a strict code of practice including the following
· Meet the comprehensive set of agreed service standards which should be set out in writing with a clear statement of charges for their clients.
· Maintain professional indemnity insurance and client's money protection scheme.
· Maintain an internal complaints procedure which is open to clients and tenants.
At the launch of the scheme, Hilary Armstrong the Housing Minister quoted 'under this scheme owners can feel more confident about letting their property. I hope the guarantee that properties will be managed by professionals meeting strict criteria will lead to more homes being made available for private renting. Tenants will know that managing agents in this scheme will deliver good quality and well managed accommodation'.
