Valuations

Valuations are undertaken for all types of property and for a variety of different reasons. The main reasons are summarised below:
  • When purchasing a commercial or residential property
  • Prior to the sale of a property
  • For Inheritance Tax purposes
  • For Capital Gains Tax assessment
  • For providing a valuation as at a historic date (Retrospective Valuation)
  • For matrimonial purposes
  • To assess the building cost reinstatement value (for insurance purposes)

The Valuer is a member of the RICS Registered Valuer Scheme.

We set out below a summary table of the differences between Valuations, Homebuyer Reports and Building Surveys which will assist in providing a basic guide between the different types of report available.

   Suitability

 

Residential and commercial properties

 

Houses, chalets maisonettes, flats, bungalows of traditional construction in an apparent reasonable state of repair; typically built after 1900

 

Residential l properties regardless of condition but particularly suited to properties that are in a poor state of repair of have been altered considerably.

Traditional or non-traditional construction and properties of any age.

A short report suited to a specific purpose (See list on Valuation Page)

  This is not a substitute for a Homebuyers report or building survey

A shorter standard format of report designed as an economy building survey.   Each element of the structure is summarised with a condition rating. The rating is flagged as a ‘traffic light’ – red orange or green to give a visual and numeric guide as to the condition of each element

 

A building survey is a detailed report that can be tailored to suit the client’s needs.
